Government Tax Lien Foreclosure Homes

Tax lien foreclosures are different types of foreclosures for sale as a result of a home or property owner's failure to keep up with property taxes, income taxes or other payments to the federal or state government. When a property owner can no longer make payments on their unpaid taxes, the government agency that is owed the taxes will move to repossess their property as a means of recollecting the amount owed in debt. Properties that have been repossessed by the government in this way are known as tax lien foreclosures.

After the government has taken control of a tax lien foreclosure, they then sell it as a tax lien property at public and county auctions. Tax lien foreclosure properties are sold off as an attempt to recover money for the government agency in charge of the sale for their loss due to the unpaid state taxes or federal taxes. Once the tax lien foreclosure is sold to a person with the highest bid, the money raised at a tax lien auction goes straight to the appropriate government department.

Tax lien foreclosures can be very great investing opportunities for homebuyers and real estate investors. Since government tax foreclosures absolutely must be sold in order for the tax lien foreclosures to produce any value for the government, most tax foreclosures are allowed to be undersold, simply so that they will produce at least part of the necessary revenue. In fact, it's often possible to find tax lien foreclosures going at anywhere from 45 to 90% below what they would normally sell for on the open real estate market. Therefore, government tax foreclosures are a very lucrative investment among real estate investors. Government tax lien foreclosures are one of the best ways to find great deals on properties of incredible quality.
